Why water damage behaves the way it does in South Orange County

This is hill country that drains to the ocean in about eight miles. The San Joaquin Hills and the foothills of the Santa Ana Mountains send everything down through Aliso, Oso, Salt and San Juan creeks, and the cities in between are built on graded pads cut into those slopes. Rain arrives in a narrow season: roughly a foot of it in an average year, nearly all between November and March, often in a few large storms rather than steadily. Homes sit on slabs, because California has basements in about five percent of its housing stock, so there is no lower level for water to collect in and nothing to pump out. Water that gets into a house here travels sideways instead.

That leaves three things that actually drive the calls. Water leaves the failure point and moves down and outward. On a slab there is no lower level to collect in, so it spreads sideways, and rooms that were never wet on the surface can still hold water inside the assembly.

Removing the water you can see is the beginning rather than the end. Water moves by gravity and capillary action into carpet padding, under vinyl and laminate, through baseboard into wall cavities, and along framing into rooms that were never wet on the surface. A floor that feels dry underfoot can still hold enough moisture in the subfloor to keep the structure wet for weeks.

Extraction pulls water out of carpet and padding rather than off the surface. Air movers break the still layer of air against wet material, dehumidifiers take that moisture out of the room, and meters and thermal imaging find what is inside walls and under flooring. Material that cannot come back to normal moisture is removed instead: carpet pad, the lower band of drywall, wet insulation.
